Campus Village Shoppes Closing

Recently the owners of the Campus Village Shoppes at 8147 Baltimore Avenue announced that all tenants will have to vacate the center due to a new student housing and retail project expected to be developed at the site. The property owner, LV Collective, based out of Austin TX, gave 60-day vacate notices to tenants on August 1, 2023.

These tenants include Chase Bank ATM, Mr. Fries Man, Main Event Barbershop, College Park Liquors, Taqueria Habanero, Laser Essentials, Jodeem African Cuisine, Jidong Tea, Hanami Japanese, The UPS Store, Vape Exchange, Gaming Video, Pupuseria La Familiar, Pandora’s Cube, UM Nail Spa, Box’d Kitchen, and Town Hall Liquors.

The City of College Park’s Economic Development Manager met with many of the affected merchants. Merchants were encouraged to use the City’s Business Attraction and Retention program to relocate within College Park and or to use Virtual Food preparation facilities available within the City. Some merchants are in negotiations to move to new spaces in College Park.

LV Collective has stated that project costs for the new building which will include retail pads are estimated at $150 million upon completion. At time of publication, a Detailed Site Plan (DSP) has not been submitted to Maryland-National Capital Park and Planning/Prince George’s County Planning Department. The County reviews and approves all DSPs in College Park.

When LV Collective submits its plans to the County, City staff will be notified. Staff will review the plans, schedule a public presentation, and provide comments based on the site zoning and other requirements. LV Collective will present the plans at a City Council Meeting, where the City and public will have an opportunity to provide public comment.  The County—not the City—has the authority to approve, deny, or modify development plans.

The City of College Park will aid Campus Village merchants seeking new or second-generation commercial space in College Park. Some funds may be available for eligible businesses for applicable transition needs through the City’s Business Attraction and Retention program. Retail News

The Flats, is a 331-unit affordable housing complex developed by RST Development (Danny Copeland, Owner). These units will be offered to qualifying residents earning 60% or less of the average median income (AMI) in Prince George's County. The Flats will be located on Baltimore Avenue between 9113-9137 addresses. The new venue will Replace Motel/Hotels: Red Roof Inn, Days Inn, and Howard Johnson’s. The acquisition amount is $95 million. Detailed Site Plan approval was granted on July 5, 2023. Also, RST has applied for State of Maryland tax credits through DHCD. The site will offer commercial space at the floor level and will include a Meals on Wheels Food Bank.

Olney Station Restaurant comes to College Park. The former Hard Times Café really hit Hard Times…Phil Sardis, owner of Olney Station is bringing the Station concept to the College Park Market Place Shopping Center. This venue, known as Terrapin Station, will bring an upscale Beer and Burger Bar menu and several viewing screens for events and sporting activities. Private meeting rooms will be available. Opening expected late summer/early fall of 2023.

Coming Soon Aster Development welcomes PNC Bank. PNC will offer full-service banking at 7230 Baltimore Avenue. Look out for Grand Opening news. Next to Aster will be the Little Blue Menu. Virtual kitchen concept Blue Apron Menu will offer a Chick-Fil-a menu for dine-out customers.

WaWa at IKEA site in North College Park near Capital Beltway will offer standard convenience shopping and gas stations.

Shoppers Food Grocer at Market Place Shopping Center will start a modest upgrade and renovation. No closure is expected. More details to come.

Annapolis-based Iron Rooster will bring its delicious RoosTarts and breakfast bar and menu to The Hotel located at 7777 Baltimore Avenue. Opening is expected in late summer/early fall of 2023. Iron Rooster Plans to hire staff at the College Park site soon.
