PROPERTY TAXES AND FEES Real Property Tax All real property in the State of Maryland is assessed by the State Department of Assessments & Taxation (“SDAT”) on a triennial basis. Since October 1, 2000, the taxable assessment is 100% of full value. There are 2 assessment districts in the City, which are on different cycles of the triennial assessment. The City’s real property tax rate is set annually by Mayor & Council as part of the adopted budget for the succeeding fiscal year. The real property tax rate for fiscal year 2009 (July 1, 2008 – June 30, 2009) is 32.20 cents per $100 of assessed valuation. Prince George’s County collects all real property taxes for the City of College Park as part of the County’s consolidated tax bill, issued annually on July 1. For property owners within the corporate limits of the City, tax relief is provided in the form of a “tax differential”. This is a reduction in the County tax rate for services provided by the City, which are not required to be provided by Prince George’s County. In addition, owner-occupied properties receive the benefit of the “homestead tax credit” which limits assessment increases each year to specified percentages (City 4%, County 3%, State 10%).
